			<content:encoded><![CDATA[<p>Abu Dhabi is a &#8216;T&#8217; shaped island formed along the central western coast of the Persian Gulf. It is the highest producer of petroleum in the region. The culture is mostly Arabic, in contrast to Dubai, which is cosmopolitan. The country is a monarchy. The seaport is the main trading hub in the country. The Khalif is the head of the Emirates. The languages spoken there are Arabic, Persian, and the south Asian languages like Hindi, Malayalam, Chinese and Sinhalese.</p>
<p>The climate in Abu Dhabi is arid and the temperature reaches to a maximum of 40 degrees in the months of April to September. Sand storms occur regularly during these months and the visibility is poor even for a few meters. The region receives scanty rains during winters. The Culture there is Bedouin&#8217;s and main characteristics of mud brick houses can still be found in interior places. The city is the cross road for the old and the new and the city is rich with cultural heritage.</p>
<p>The city has wide grid pattern roads and high-density tower blocks. The modern city has tall apartment buildings and wide roads. Abu Dhabi is known for its greenery in the Emirate region. The important thorough fares are the Corniche, Airport road, Sheikh Zyed Road, Hamdan Street, and Khalida Street. Abu Dhabi is known for the Camel racing and Horseracing. A traveler can drive off the road into the desert and have the experience of driving in the sand dunes. The ideal time to visit this place is during the months of November to April.</p>
<p>During the month of Ramadan small eateries do not serve food between sun rise and sun set. The consumption of alcoholic beverages needs permit from the authorities. However, big hotels serve alcohol in their restaurants. The local transportation is mainly taxis. There are two types of taxis available. The expensive one known as White and Gold and the cheaper one is Silver. Abu Dhabi has beautiful beaches ideal for sun bathing. The important tourist spots are the Palace, Jahil fort a mountain in the desert, and a hot spring in the desert.</p>

			<content:encoded><![CDATA[<p>Abu Dhabi is the capital of the United Arab Emirates and is the largest of the countries&#8217; seven cities located less than 200kilometres from Dubai. Abu Dhabi is actually richer and more powerful, boasting 10% of the world&#8217;s petroleum reserves and extremely rich Sovereign Wealth Funds.</p>
<p>Abu Dhabi is following in Dubai&#8217;s footsteps with plans to diversify the economy and move away from reliance on the energy sector. In September 2007 the government published Plan Abu Dhabi 2030 which outlines the city&#8217;s evolution over the next 20 years or so, with emphasis on developing the tourism, industrial and real estate sectores.</p>
<p>The city has already announced over US$270 billion in real estate projects, and in 2006 the doors were finally opened to international investors.</p>
<p>Future development is divided in a similar way to Dubai with distinct areas serving well defined residential and commercial purposes. Most of the future development will be in the outlying islands which surround the mainland, as well as more inland towards Dubai. These islands include Al Reem Island, Saadiyat Island, Al Raha Beach, Yas Island (future home of Formula One Grand Prix) and Hudyriat Island, among others.</p>
<p>The market is characterized by supply far exceeding demand causing extremely high rental prices/returns. The demand will continue due to the city&#8217;s expansion which is attracting people, businesses and events to the region.</p>
<p>At the time of writing, entry prices are much higher than Dubai at between 1,800 &#8211; 2,000 AED, but the payment plans are generally more favorable to compensate.</p>
<p>Abu Dhabi is still behind Dubai is some respects of the property sector. For example, there is no authority to regulate the market, not all developments are freehold, and residency visas are currently not granted to investors.</p>
<p>However, Abu Dhabi surely offers one of the most exciting property markets in the world, and is only in the infancy stage.</p>
